Dutch term

huurlening

Dutch to English Bus/Financial Business/Commerce (general)
I am currently translating a tenancy agreement, and am struggling to find a suitable translation for the above term.

I found very little information online / in my financial/legal dictionaries (A. van den End, A.J. de Keizer), so any suggestions would be gratefully received.

The context is as follows:

"Onze kamers worden verhuurd volgens het huurleningsysteem.
Hierbij betaalt de huurder na ondertekening van de huurovereenkomst de huur voor
maximaal 18 maanden ineens aan de verhuurder met een maximum van € 5000.
De kamerhuur wordt maandelijks van het door jou betaalde bedrag afgeschreven.
Over het resterende bedrag verstrekt de verhuurder rente."

Am I correct in deducing that the total rent is payable in advance (by the tenant), and that the landlord / lessor pays interest (to the tenant) on the outstanding amount on termination of the agreement / at the end of the tenancy period?

I have never come across this type of tenancy agreement before, so any suggestions are more than welcome. KudoZ points will be awarded within 72 hours.

Many thanks,

Anne

agree Jack den Haan : I'm not familiar with either the source term or your translation in this context, but from a language point of view it's a correct translation of course. It sounds more like a rental deposit or advance rental payment system, though.

agree Els Spin : Same as Jack: I have never heard of it. I like his 'rental deposit' best.

An alternative term might be "lump sum in lieu of prepaid rent".
